Meet Wilson Estates: Turning Property Challenges into Solutions

In 2022, my wife Rosie and I took a leap of faith and purchased our first investment property. We knew this journey would bring growth, but it gifted us with more experience than we ever anticipated.

The hardest part was overcoming the fear of taking on debt. We were venturing into something new, relying on knowledge we’d gained from others’ experiences. It felt like learning something in school, only to realize it was just the tip of the iceberg. There was much more to discover.

Throughout this project, we learned how to hire (and fire) our primary contractor. We got hands-on with tasks like removing and installing drywall, painting, installing cabinets, countertops, sinks, and baseboards, even staining the deck. Every step was a learning curve.

Six months later, we completed the renovation and finally put our investment to work. After managing the property for about a year, we decided to hire a management company to oversee our tenants.

In June 2024, we sold our home in North Carolina and moved to Citrus County, determined to take our real estate business to the next level and make it our primary source of income.

Serving Citrus County

Since moving to FL, we have been reaching out to home owners and real estate agents looking for homes to purchase. Our goal is to provide created solutions to home owners who either don’t want to or are unable to go through traditional real estate agents.

Before diving into the clients we serve, it’s important to clarify who we are not. We are not wholesalers—we are investors. To explain this distinction: wholesalers typically provide a lowball purchase price with the intent of assigning the contract to another buyer, or they offer a higher cash price, only to renegotiate the deal at the last minute.

At Wilson Estates, when we make a cash offer, it’s based on the market value and the cost of necessary repairs. Our intent is to purchase the property ourselves, update it, and either put it back on the market or keep it as a long-term investment. While there may be instances where we wholesale a property, our primary focus is on owning and improving the property for future value.”

Who We Help

While most homeowners should list their property with a real estate agent, we specialize in assisting a particular group of homeowners who may need an alternative approach.

One group we help are homeowners looking to sell without losing a significant portion of their profits to capital gains taxes. By purchasing through seller financing, we often provide more money in their pockets than they would receive by listing with a realtor. This is possible because we cover closing costs and don’t charge commissions or hidden fees.

Another group we serve includes properties that have been on the market but haven’t sold, known as expired listings. These could be unique homes that are hard to sell, distressed properties in need of repairs, or homes that are simply overpriced. As investors, we offer tailored solutions for each of these situations. Once we identify the issue, we provide a path forward.

Life’s unexpected turns or shifts in the economy can cause some homeowners to fall behind on taxes or mortgage payments. In these cases, we offer solutions to help homeowners stay in their homes or, in some situations, we can purchase the home to relieve their financial burden and protect their credit.

Whether you’re seeking a quick sale or facing a situation no one else seems to have a solution for, Wilson Estates is here to guide you every step of the way.
