Acquisition Agent
Job Overview: We are seeking a motivated and results-driven Real Estate Wholesaler to join our dynamic team. As a Real Estate Wholesaler, you will be responsible for identifying off-market properties, negotiating favorable purchase contracts, and assigning these contracts to end buyers for a profit. Your role will involve networking with property owners, investors, and real estate professionals to build a pipeline of potential deals. You will be working as an independent contractor. Real estate license is not required.
Responsibilities:
Property Sourcing: Identify distressed or undervalued properties through various channels such as direct mail campaigns, online databases, networking events, and cold calling.
Negotiation: Negotiate purchase contracts with property owners at favorable terms that allow for wholesale assignment.
Market Analysis: Conduct comparative market analysis (CMA) to determine the ARV (After Repair Value) of properties and estimate repair costs to assess potential profit margins.
Contract Assignment: Assign contracts to end buyers or investors for a fee, ensuring all legal and contractual obligations are met.
Relationship Building: Cultivate and maintain relationships with property owners, real estate agents, contractors, and investors to facilitate smooth transactions.
Due Diligence: Perform due diligence on potential properties, including title searches, property inspections, and zoning checks.
Documentation: Prepare and manage all necessary paperwork, contracts, and disclosures throughout the transaction process.
Compliance: Ensure compliance with real estate laws, regulations, and ethical standards in all transactions.
Market Awareness: Stay informed about local real estate market trends, economic indicators, and other factors influencing property values and investment opportunities.
Qualifications:
- Experience in wholesaling or sales is preferred, but not required.
- Strong negotiation and communication skills.
- Knowledge of real estate investment strategies and market analysis.
- Ability to work independently and manage multiple transactions simultaneously.

Work Environment:
This position involves a combination of office work, field visits, and networking events. You will collaborate closely with real estate agents, investors, and property owners, requiring flexibility in work hours and location.
Pay Structure:
- Commission Structure:
- Assignment Fee: This position is paid by commission known as an assignment fee only, which is a percentage of the total contract amount. The assignment fee is the difference between the contracted purchase price with the seller and the price assigned to the buyer/investor.
- Commission Rate: The commission rate for assignment fees start off at 10% of net profit of each deal wholesaler acquires. After 90 days, we will re-evaluation performance and increase amount to 15% of net profit of each deal acquired.
- Example Calculation:
- For example, if a new wholesaler assigns a contract for a property with a contracted purchase price of $100,000 to an investor for $110,000, and the agreed commission rate is 15%, the calculation would be:
- Assignment Fee = $110,000 – $100,000 = $10,000
- Commission Earned = 15% of $10,000 = $1,500

- Additional Incentives:
- Performance Bonuses: We offer a $2000 performance bonuses to individuals who acquire 5 acquisitions within their first 90 days.
- Volume Bonuses: Wholesalers who are able to acquire and successfully close four acquisitions in a month will immediately have their commission increased to 30% on their 4th deal. This commission will continue to all closed acquisitions within that month. Wholesalers who are consistently maintaining 4 deals within a month for three consecutive months will permanently be paid 30% commission until four deals a month are no longer obtained.
- Benefits:
- We provide training, support and weekly meetings with our team. This position is a remote position.
- Training and Development:
- All new members will receive training and clear instructions of what is expected of them. This position requires cold calling.
- Performance Metrics:
- After 90 days, each member should average a minimum of 1-2 acquisitions per month minimum.
- Payment Schedule:
- Pay will be wired to wholesaler at closing from the title company or law office.
